All adult tenants are required to sign the lease and every individual is held responsible to the terms. Move-in inspections: The property is thoroughly inspected prior to placing a new tenant, and every tenant is responsible to return the property in the same condition with the exception of normal wear and tear.
Collect rent and send monthly owner statements: Rent collection is a top priority and late payers are dealt with firmly.
On the 15th of each month we electronically deposit those funds into your bank account and email a statement detailing the income and expenses for each property. We also collect bids on large projects to keep costs down and always verify that work has been performed properly. The interior and exterior are both inspected and any issues are documented and addressed quickly.
Lease renewals and rent increases: At the end of a lease we encourage good tenants to renew for another year. At this time we also evaluate your property in the current market and determine an appropriate rental price for the new lease.
